PROPERTY DESCRIPTION

238.85 +/- acres of farmland and woods located in southern Decatur County, IN. The farm includes 161+/- acres of tillable land, 40 acres of which had pattern tile installed in 2004. The predominant soil type is Cobbsfork at 34% followed by Nabb and Cincinnati at 12% each. The east side of the farm has less than 1% slope and is the area where 40 acres of pattern tile was installed. 

The west side of the farm has more elevation change ranging from 2-10%; allowing for more natural drainage with the large main waterway and dry dams that were upgraded in 2004 as well. The remaining acreage includes 77+/- acres of woods, 23.94 of which are enrolled in the Classified Forestry program.

The east woods contain 25+/- acres that includes a small farm pond and 3.5+/- acres of potential pasture or tillable land. The west woods contain 35+/- acres of more mature trees, a running creek, and abundant wildlife. The NW corner of the field has a 0.6 +/- acre farm pond with waterways that extend around it.
