PROPERTY DESCRIPTION

442.79+/- premier acres in Orange and Dubois counties, Indiana. Located minutes from historic French Lick and West Baden and beautiful Patoka Lake. TRACT 1

96.8 +/- acres. This primarily Dubois County tract includes 2 access points, one from the east and the other from the south. This tract has 56.98+/- tillable acres and 42.4+/- acres of woods with established waterways to prevent erosion. The tract features a small pond positioned along the east woodland line. Rural water access is available on the north end of the tract and high speed, fiber optic internet will be available to this tract in 6-9 months. This tract will include three (3) different parcels and may need to have a survey after the auction as there is a deeded parcel of land that is across the county line that cuts through the tract.

 

       

TRACT 2

Includes 34.94+/- acres in both Dubois and Orange counties featuring 28.9+/- tillable acres along with a small piece situated on the north side of Cuzco Rd. that could make for great building sites. The primary borders of Tract 2 is the Cane Creek to the south and Cuzco Rd. to the north which includes highly productive tillable creek bottom land that is tiled. Included is a small, 30’ x 30’ open-faced pole building on the west side of the tract. This tract includes two (2) deeded parcel numbers.

TRACT 3

With a total of 95.73+/- Acres; this tract of land offers 52.56+/- of gently rolling tillable acres, 3.1+/- acres of which is in CRP and the remainder of 40.15+/- wooded acres full of wildlife and mixed age timber. This tract has 2 access points off 7-Mile Farm Road and is a great candidate for implemention of a USDA conservation reserve program. The woodland boundaries have been well maintained to help reduce shade onto the crops. The tract has rural water access on the road and high speed, fiber optic internet will be available in 6-9 months. There is an existing waterline easement that intersects it at the narrowest point. This tract will sell in various deeded parcels.

        

TRACT 4

36.66+/- deeded acres of hunting paradise. This parcel is heavily wooded but does have 6.52+/- tillable acres and other open spots to plant food plots and to attract trophy whitetails. The diverse habitat provides food and security for all types of wildlife and features a small creek making it a great environment for wildlife. There is a water easement on this tract that goes from the north west corner to the south east neighbor on Cuzco Rd.

        

TRACT 5

44.71+/- Acres East of the other tracts, this piece of land on 500 South has great potential for forage and livestock. There is thick grass hay already established on half of this land with a nice lane going to the open-faced, 36’X36’ pole barn in the back that could be retrofitted for just about anything. Of all the tracts for sale, it is located closest to French Lick with easy access and only minutes to State Highway 145.

        

TRACT 8

An estimated 8.5+/- acres with a small pond situated on the west side of 7 Mile Road and lays directly across the road from the house (tract 9). This property features three (3) barns in close proximity to the pond. The larger barn is 36’X50’ and 24’X50’ and has a concrete floor that can be heated.
