PROPERTY DESCRIPTION
Idyllic rolling, 237.5 +/- acre, southern Indiana property located 1 ½ hours southwest of Indianapolis, 45 minutes southwest of Bloomington, 30 minutes from NSWC Crane Naval Depot and the Westgate Technology Center, and 15 minutes from Bloomfield. No matter where you roam, with I-69 less than 30 minutes away, finding your way back to this beautiful place could not be more convenient. Scenic vistas featuring grassy knolls and abundant woodland habitats team with wildlife making this an attractive property for farmers, nature lovers, hunters, and front porch sitters. Three water features totaling approximately 4+/- acres allow for fishing, trapping, and water for both wildlife and domestic animals. A hunter’s paradise with abundant deer, turkey, and the occasional bobcat; this property is located only 30 minutes from the popular Goose Pond Fishing and Wildlife Area. Historically, this property has successfully supported both cattle and grain operations including 100+/- acres of pasture and 40+/- acres of tillable acreage. A $30,000 high tensile fencing upgrade in 2018 to the north tract along with well-maintained fencing on the south tract fully supports a cattle operation. In addition, a clean, fresh rural water supply is available via a cattle watering system on the north pasture tract. The property has been leased for grain and cattle farming for the past several years. Timber was harvested within the past 10 years with Timber Stand Improvement [TSI] programs completed during the same period to encourage hardwood re-growth.
This property also includes three barns and several other well-placed outbuildings in good condition for use in supporting a variety of operations or activities. In addition, there are two homes on the property. Both have updates and one has successfully operated as a vacation rental through VRBO since 2016 [the rental was closed due to COVID in 2020 and 2021 due to the sale]. The other more traditional farmhouse to be included for sale with the north tract has been well maintained and is conveniently situated near the barns.

North Tract (Tract 2):
This approximately 97+/- acre tract includes 57+/- acres of prime pasture with high tensile fencing installed in 2018 enclosing approximately 75% of the pasture acreage, 49 acres can be transfered to Cropland with a NRCS conservation plan. A 3-acre pond and rural water access via an installed cattle watering system support a successful livestock operation along with ample county road frontage open to barn lots. This pasture acreage has been used for rotational grazing for the past several years.
The farm was homesteaded in 1816 and has a 1394 square foot, 2-story historic farmhouse that is over 100 years old. A definite plus is 2 access points from E Owens Farm Road into the property. Rural water and electricity are available at the county road.
