PROPERTY DESCRIPTION

Tract 1 is located in Faribault County near Wells, MN. This barn sits on 6.17 +/- acres, has single phase electricity, and a 75 KW Generator. It was built in 2007, is a 51' x 392' farrow to finishing barn and holds 2,500 head. With a 1.2 million gallon pit with adequate free board space to beams, is pumped once a year and the buyer receiving manure in the barn at closing for their 2024 applications, this is an awesome deal. For composting there is a 16' x 32' concrete shed built in 2008. There have been many updates made to this facility which shows how great this barn has been maintained, they have updated the ceiling, water system, gates, expert controls, and airstream controls in the last 2 years. It was built in 2001, is a 60' x 92' nursery barn, and holds 1,200 head. With holding roughly 350,000 gallons of manure with adequate free board space to beams and the buyer receiving manure in the barn at closing for their 2024 applications, this is an awesome deal.  There have been many updates made to this facility which shows how great this barn has been maintained, they have updated the flooring, gates, controls, and fans. They have also updated the poly flooring and it is in excellent condition. Manure tests 42-45 lbs of nitrogen per 1,000 gallons, on average. The chute and loadout with this barn are included.
