$50,000 (non-refundable) down on Tract 1 the day of the sale. $35,000 (non-refundable) down on Tract 2 the day of the sale.  $25,000 (non-refundable) down on Tract 3 the day of the sale.  Balance due at closing, on or before October 17, 2021. A 2% buyers fee will be added to each tract. Sellers to pay taxes in 2021. Possession will be at closing and after current tenant crops are removed.
