PROPERTY DESCRIPTION

There is something for everyone on this amazing piece of ground. Whether you like to hunt, fish, grow crops, raise cattle, or you are just looking for a place to build a home, then this is the property for you! This property will be selling in 5 tracts. All tracts have ponds and great building sites with water and electric available at the road. All of the tracts are in close proximity to the highway so you wont have to drive on miles of gravel roads to reach your new land. 

A lot of this land could easily be converted into tillable acres if someone is looking to expand their farming operation. Some land is currently enrolled in CRP and it is set to expire in 2022 and some in 2023. The seller will be keeping all payments for the 2021 year for tillable, CRP, and pasture. There are no hunting leases in place so the winning bidders will have full hunting rights this fall. The seller has agreed to allow early access to winning bidders prior to closing for hunting purposes only, as long as the earnest check is in and the new owner provides proof of liability insurance to cover them on the property.

All acre amounts are approximate and will be determined by a final survey after the sale [split between buyer and seller]. The winning bid will be taken in a per acre amount and it will be multiplied by the surveyed amount for that tract. This will be a choice method auction. Choice means that whoever wins the first round of bidding can take one tract, or as many tracts as they want, for that price. Then any remaining tracts will go back up for auction and so on and so forth until all tracts are sold.

Immediate access will be granted if the buyer chooses. Earnest check and a proof of liability insurance is required for this to take place. A 2% buyers premium will be added to the purchase price. Any statement made the day of the auction takes precedence over previous material.
