TERMS
10% [non-refundable] of earnest money down, on each tract, on the day of the auction or mailed to LandProz Real Estate Trust 111 East Clark St Albert Lea MN 56007 within 3 business days. Earnest money will be held in the listing brokerage escrow account until closing. Only approved bidders will be registered to bid. This is being advertised as a reserve sale, and sellers may choose to accept or reject any and or all bids. Sellers may choose at sellers’ sole discretion during or after the auction sale to deem the reserve lifted on any and/or all tracts offered and at that point those tracts will be deemed absolute by the auctioneer. Buyers will need to provide a letter of credit or proof of funds to the auction manager or auction company prior to being approved for bidding. The closing will be on or about October 15th, 2025, subject to surveys and splits if needed. There will be no financing contingencies. Bidding will be dollars per deeded acres on Tracts 1 and 3 and will be in whole dollars for Tracts 2 & 4 and the Whole Farm Option, unless otherwise indicated by the auctioneer. The total of the Tracts 1-4 will need to be $10,000 greater (wholeUS dollars) than the Whole Farm option to be the winning bids. The sellers are intending to harvest the current apple crop, and the majority of the crop is pending sale.
